The 7-Point Garage Door Tune-Up Checklist Every Loveland Homeowner Should Run Twice a Year

Your garage door is the largest moving part of your home. It cycles thousands of times a year, swings hundreds of pounds at 7 mph, and silently bears the brunt of Northern Colorado's freeze-thaw weather. A tune-up twice a year — once before winter, once before summer — keeps it quiet, safe and dramatically extends the life of every component.

Step 1: Listen for a full cycle. Open and close the door from inside the garage and listen carefully. Grinding, popping or scraping points to dry rollers, loose hardware or a worn spring. Smooth doors are healthy doors.

Step 2: Tighten all hardware. With the door closed, use a socket wrench to snug down every roller bracket, hinge bolt and track lag. Don't over-tighten — finger-tight plus a quarter turn is the rule.

Step 3: Inspect rollers. Spin each roller by hand. If it doesn't spin freely, has a chipped wheel, or has visible wear on the stem, it's time to swap it. Nylon rollers with sealed bearings are quieter and last longer than steel.

Step 4: Check springs and cables. Look for gaps in the spring coils (a sign of fatigue), rust, or fraying on the lift cables. Never attempt to adjust or replace torsion springs yourself — they store enough energy to seriously injure or kill you.

Step 5: Test the balance. With the door closed, pull the red release cord to disconnect the opener. Lift the door halfway by hand. A properly balanced door will stay put. If it slams down or shoots up, the spring tension is off and needs a professional.

Step 6: Test the safety reversal. With the opener reconnected, place a 2x4 flat on the ground in the door's path and close the door. It should reverse the moment it touches the wood. If it doesn't, the photo eyes or force settings need service — this is a code-required safety feature.

Step 7: Lubricate everything that moves. Use a lithium- or silicone-based garage door spray (NOT WD-40 — that's a degreaser). Hit the springs, hinges, rollers (not the nylon wheels themselves, just the stems), and the opener chain or screw rail. Wipe excess.
